Walk & Talk Consultations
Walk & Talk Consultations provide in-depth recommendations on how to prepare and stage your home for online presence, showings and open houses for the fastest, most lucrative sale. Our comprehensive, step-by-step path offers the best methodology for sellers preparing their occupied home to be listed for sale.

Fee: Walk & Talk Consultations start at $199. The staging investment will be commensurate with the size of home, number of rooms to be staged and scope of work.
Our E-Consultation is a service that we provide over the phone while discussing pictures online together. The fee is $149 for up to an hour.
Our color consultation fee is $149 for up to one hour. We help you select the right color palette that highlights the greatest features of your home.
Occupied Home Staging
Occupied Home Staging is a cost effective staging practice designed for homeowners who will remain living in their home during the selling process. For this service, we use the homeowners’ existing furniture and decor rearranged in a way that will appeal to today’s buyer. We also de-clutter, de-personalize, and organize the home.
Vacant Home Staging
Home staging for vacant properties is imperative in today’s real estate market. Oftentimes, vacant properties remain unsold for extended periods of time because they have little to no interest.
Most buyers cannot envision themselves living in the home. Professional staging by Designs by Duchess with well-thought-out furniture placement, artwork, and décor will immediately draw buyers into the home and connect them emotionally. Our home staging practices will invite and attract more buyers to not only schedule visits but make offers on your property. This results in a more gainful sale for you!
Our staging services are offered for up to 60 days. Service extensions are available to renew after the initial agreement term. Our packages include professionally selected inventory, expert staging, delivery and setup, de-staging and pickup.
Initial Consultation fee for Vacant Home Staging is $99. A valid credit card is required to schedule the appointment. Once you select our company to stage your home, we will apply a $99 credit toward your final bill, making the consultation FREE.
